DSCR Loans: How to Buy Investment Property Without Showing Your Tax Returns and income
You found a great rental property. The numbers work. The rent covers the payment.
Then the lender asks for two years of tax returns, W-2s, pay stubs, and a letter explaining every write-off.
For many real estate investors, that is where the deal stalls. A DSCR loan takes a different approach. It qualifies the property, not your paycheck.
What Is a DSCR Loan?
DSCR stands for Debt Service Coverage Ratio. It measures whether a property's rent can cover its monthly housing costs.
Instead of asking "How much do you earn?", a DSCR lender asks "Does this property pay for itself?"
That means you can qualify for an investment property loan without providing tax returns, W-2s, pay stubs, or employment verification.
For a deeper look at the ratio itself, Investopedia explains DSCR and how it is used in commercial and investment lending.
Who DSCR Loans Are Made For
DSCR loans are a strong fit if you:
- Are self-employed and your tax returns show less income than you actually earn
- Write off a lot of business expenses, depreciation, or property costs
- Own several rentals and are tired of explaining Schedule E to every lender
- Recently changed jobs or started a business
- Want to close in an LLC instead of your personal name
- Are growing a portfolio and need a repeatable way to qualify
In short, smart tax planning should not stop you from buying your next property.
How the DSCR Calculation Works
The formula is simple:
DSCR = Monthly Rent ÷ Monthly Housing Payment
The housing payment includes principal, interest, property taxes, insurance, and HOA dues if there are any. Lenders often call this PITIA.
- DSCR above 1.0: The rent more than covers the payment.
- DSCR of 1.0: The rent covers the payment exactly.
- DSCR below 1.0: The rent falls short. Some programs still allow this with a larger down payment.
A Real-World Example
Say you buy a $400,000 single-family rental with 25% down.
- Loan amount: $300,000
- Principal and interest at 7.5% (30-year fixed): about $2,098/month
- Property taxes and insurance: about $500/month
- Total housing payment: about $2,598/month
- Market rent: $2,900/month
$2,900 ÷ $2,598 = DSCR of about 1.12.
The rent covers the payment with room to spare. No tax returns needed.
This example is for illustration only. Your actual rate, taxes, and insurance will vary.
Where Does the Rent Number Come From?
For a property that is already rented, the lender usually looks at the current lease.
For a vacant property or a new purchase, the appraiser completes a rent schedule. This estimates fair market rent based on similar rentals nearby.
Want a quick reality check before you make an offer? HUD publishes Fair Market Rent data by county and metro area. It is a helpful starting point when you are screening deals.
What You Do Need to Qualify
A DSCR loan skips the income paperwork. It does not skip the basics. Most programs look at:
- Credit score: Better scores usually mean better pricing.
- Down payment: Often 20% to 25% on a purchase.
- Reserves: Cash set aside to cover several months of payments.
- The property: An appraisal confirms value and market rent.
- Business purpose: The property must be an investment, not your primary home.
That is a much shorter checklist than a traditional loan application.
The Benefits Investors Love
Less Paperwork, Faster Decisions
No tax returns. No employment verification. No debt-to-income calculation. The file is simpler, so decisions often come faster.
Close in Your LLC
Many DSCR programs allow you to take title in an LLC or other entity. That can help keep your investments organized and separate from your personal finances.
Scale Without Hitting a Wall
Traditional loans count every mortgage against your income. Eventually, the math stops working. DSCR loans look at each property on its own merits, which makes it easier to keep buying.
Works for Many Property Types
Depending on the program, DSCR loans can finance:
- Single-family rentals
- 2–4 unit properties
- Condos and townhomes
- Short-term rentals such as Airbnb and VRBO
Flexible Loan Options
30-year fixed is common. Many programs also offer interest-only periods to boost monthly cash flow.
What to Know Before You Apply
DSCR loans are powerful. They also have tradeoffs, and it is better to know them up front.
- Rates are typically higher than owner-occupied loans. For context, Freddie Mac reported the average 30-year fixed at 7.28% on October 1, 2026, and investment loans usually price above that benchmark.
- Prepayment penalties are common. Choosing a shorter penalty period, or none, usually affects your rate.
- Larger down payments are required than on a primary residence.
- Investment use only. You cannot live in the property.
The right structure depends on how long you plan to hold the property and how much cash flow you need.
DSCR Loan vs. Conventional Investment Loan
Conventional Investment Loan
- Requires tax returns, W-2s, and pay stubs
- Debt-to-income ratio must fit guidelines
- Usually closes in your personal name
- Often a lower rate if you qualify
DSCR Loan
- No tax returns or income verification
- Qualifies on the property's rent
- Can often close in an LLC
- Easier to scale across multiple properties
Some investors use both. A conventional loan when the paperwork is easy, and a DSCR loan when it is not.
Is a DSCR Loan Right for You?
If the property cash flows and you have a down payment and reserves, a DSCR loan may be the simplest path to your next rental.
You have built your income your way. Your financing should work the same way.
